How does AutoFileEmail know which property a receipt belongs to?
Two signals: the sender (utility/HOA accounts are usually keyed to a specific property) and rules you set up once (e.g. 'anything from `123-main-st@pge.com` → /Properties/123 Main/Utilities/'). The vendor library covers ~500 common landlord-relevant senders out of the box; everything else you teach it once.
Do I need a separate inbox per property?
No. Most landlords run everything through one Gmail / Outlook account, which is why per-property routing is rule-based, not inbox-based. If you do have separate inboxes (e.g. one for STR / Airbnb), Pro covers up to 5.
Do you compete with Stessa / Baselane / Landlord Studio?
Not really. Those tools are property-management platforms — rent collection, tenant tracking, books, dashboards. We're the filing layer underneath. Most of our landlord users keep their property-management tool and use us alongside, because Stessa's free tier doesn't keep clean per-property PDF archives and the paid tier limits properties.
Can I export per-property ZIPs for my CPA?
Yes. Pro includes year-end ZIP exports — pick a property, pick a year, get a ZIP organized by Schedule E category. Hand it to your accountant or upload to TurboTax Self-Employed.
